As a business owner or manager you know the importance of maintaining a clean, safe and functional environment for your staff and clients. However, you probably also recognize the difficulty in taking on the required tasks alone or the cost of having a full-time maintenance crew. If you find this to be true for your business hiring an outside facility management (FM) team may provide you with the quality of maintenance you need at a cost that is not prohibitive. Uncertain of what facility management is and how it can help you and your building? Here is everything you need to know about the facility management industry, past, and future.
What is Facility Management Services?
According to the International Organization for Standardization, facility management is a profession that covers multiple specialties to improve the quality of life of people and the productivity of a core business. This process is accomplished by integrating people, place, process, and technology. Essentially, it is the process of ensuring the functionality, safety, comfort, and efficiency of your commercial building(s).
The History of Facility Management
Most experts agree that the evolution of the facility management industry began as a result of the move toward using cubicles and the use of computers by businesses in the 1970s. At the time there was no official association focused on providing information on how to manage the office environment. Enter the Herman Miller Research Corporation in 1978, that hosted a conference named “Facility Influence on Productivity” in Ann Arbor, Michigan. Three attendees; Charles Hitch of Manufacturer’s Bank in Detroit, George Graves of Texas Eastern Transmission Corp. and David Armstrong of Michigan State University would go on to establish the International Facility Management Association.
In 1980, Graves held a meeting in hopes of establishing a formal organizational foundation for a facility management association. He and his associates quickly created a constitution, bylaws, provisional officers and planned to expand the society nationally. At the second annual national conference in 1981, the name of the organization was changed to the International Facility Management Association, which remains the name today.
Over the last several decade’s facility management services began to incorporate duties that facility management teams today still perform. With advancements in technology, these tasks have resulted in more efficient and cost-effective processes. Whether it be controlling HVAC systems and lights with a smart IT system, installing lighting fixtures or painting office areas, facility management has you covered.
Driven by technology and connectivity, the modern workplace is becoming agile and flexible. Open space environments will continue to prevail as Millennials, and Gen Z are focused on innovative buildings. Environmental challenges will also be at the forefront as sustainability is a priority. Concentrating on more sustainable solutions will be required of facility management teams. Another area that is taking shape is the use of robotic technologies for functions that, historically, were performed by a human.
